Minor defects and repairs are generally the responsibility of the tenant. The landlord is responsible for all other defects.
In the case of existing defects, the tenant can demand that the defects be remedied and a reduction of the rent. If the landlord has to remedy the defect, the tenant can also deposit the rent under given conditions. If the defect causes damage to the tenant and the landlord is at fault, he must also compensate for this damage. In certain situations, the tenant may terminate the lease as a result of the defect.
