Whether an increase is permissible or unfair is determined by various criteria. <\/p>\n<div class=\"gb-container gb-container-f5a707c9\" id=\"Mehrleistungen\">\n\n<h2 class=\"wp-block-heading\">Additional services and value-enhancing investments<\/h2>\n\n\n\n<p>If the costs for additional services passed on by the landlord to the tenant exceed the permissible amount or if costs are passed on which do not constitute additional services, the resulting rent is unfair.<\/p>\n\n\n\n<p>Additional services of the landlord within the meaning of art. 269a lit. b CO are understood to be value-enhancing investments, an enlargement of the rented property or additional ancillary services (art. 14 para. 1 VMWG). Energy improvements are also deemed to be additional services (art. 14 para. 2 WMWG).<\/p>\n\n<\/div>\n<hr class=\"wp-block-separator has-text-color has-accent-color has-alpha-channel-opacity has-accent-background-color has-background\"\/>\n<div class=\"gb-container gb-container-b915e309\" id=\"Mietzinserh\u00f6hung\">\n\n<h2 class=\"wp-block-heading\">Rent increase<\/h2>\n\n\n\n<p>The amount of the permissible rent increase depends on various factors:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Costs of the investment<\/li>\n\n\n\n<li>service life and anticipated interest and maintenance costs; the service life is to be determined on the basis of the service life tables.<\/li>\n<\/ul>\n\n\n\n<p>In the case of a comprehensive overhaul, 50 to 70 per cent of the costs are generally considered to be value-enhancing investments (art. 14 para. 1 VMWG). If it is not a comprehensive overhaul, the value-preserving portions are to be distinguished from the value-enhancing portions (Art. 14 para. 3 VMWG).
